We partnered with The Leathersellers to deliver three levels at 3 St Helens Place. Level 4 was transformed into a Tenant-Ready™ space, while levels 2 and 6 underwent tailored CAT B fit outs. Completed in 10 weeks, this project involved collaboration with Gardiner & Theobald LLP, with furniture supplied by our sister company Platfform.

Smart Solutions for Compact Space

The project faced challenges due to limited ceiling void space, requiring the installation of a mist system instead of a sprinkler system to maximise the existing space without alterations. We reconfigured existing fan coil units and raised floors while repurposing much of the existing lighting layout, creating efficient and adaptable workspaces.

A Future-Ready Solution

The project achieved sustainability and functionality with the building’s EPC A rating. The client was particularly impressed with the fourth-floor Tenant-Ready™ space, which has since been used as a showpiece for attracting prospective tenants.
